The Golden Rule: Why You Shouldn't Split 100% of Rent by Room Size
A common mistake roommates make is calculating rent strictly by private bedroom square footage:
This naive formula assumes that the living room, kitchen, dining room, hallway, and patio have zero monetary value. If Roommate A's bedroom is twice the size of Roommate B's, this formula would make Roommate A pay double the rent—even though both roommates cook in the same kitchen and relax on the same living room sofa.

Start by dividing total monthly rent into two portions: common shared space (usually 40% to 50%) and private bedroom space (50% to 60%). Divide the common space portion equally among all roommates. Then divide the private space portion according to each bedroom's percentage of total bedroom square footage.
Do closets and bathrooms count toward bedroom square footage?
Standard reach-in closets are typically included in bedroom square footage. However, walk-in closets and private attached bathrooms add functional luxury beyond raw floor area, so our calculator applies dedicated amenity percentage adjustments (+10% for walk-ins, +19% to +25% for private baths) rather than simply measuring square feet.
What if we don't have a tape measure or exact blueprints?
